Making a Reservation
An initial 20% non-refundable deposit payable via cheque or credit card. Balance of payment to be paid 56 days prior to arrival date.

Telephone bookings will be held for 7 days pending receipt of deposit and booking form. Failing which after 10 days, the provisional booking will be cancelled. On receipt of deposit the booking will be confirmed.

Arrivals & Departures
The property will be ready for you by 4.00 pm, and guests are kindly asked to vacate by 11.00 am on day of departure. On your day of arrival, someone will meet you and show you the property. Any arrivals after 6.00 pm should be notified in advance.

A £100 refundable security deposit is required in case of damage to the property or its contents. (However, the sum reserved by this clause shall not limit the client’s liability to the owner).

Inclusive in the Price
Electricity and gas, bed-linen, towels and basic cleaning materials.

Cleaning
The property should be left clean and tidy on departure and any damages must be reported prior to departure. Property left in a dirty or inappropriate manner may result in an additional cleaning surcharge.

Pets
No pets allowed on premises.

Smoking
No smoking allowed in the property.

Damages
All damages and losses will be charged in full.

Occupancy
The maximum number to reside in the property must not exceed the number stated on the booking form unless the owner has given written permission.

Vehicles/Personal Property
As well as cancellation and curtailment insurance, clients are recommended to take out holiday insurance to cover loss or damage to personal effects.

Vehicles, accessories and contents are left at their owner’s risk.
The proprietors will not be responsible for any loss or damage or any injury to persons not caused through the fault of the proprietor.

Restriction on Rental
We reserve the right to remove person or persons from the property due to unreasonable behaviour, damage to the property or exceeding the stated occupancy, in this case refund will be at the discretion of the owners.

Cancellation
If you require to cancel a reservation for any reason we must be notified by telephone immediately and cancellation must be confirmed in writing within 5 days. In the event of a cancellation we will make every effort to re-let the booking and you will be reimbursed in full. However, we strongly advise that you take out insurance cover to prevent the following additional costs.

If we are unable to relet, cancellation costs will be incurred as follows.

  • More than 8 weeks before booking commences your deposit will be forfeited

  • Less than 8 weeks you will be liable to pay the full cost of rental (i.e. deposit & full balance)

Adverse Travel Conditions/Weather
The proprietor shall not be liable to the Client:

  • For any temporary defects or stoppage in the supply of public services to the property, nor in respect of any equipment, machinery or appliance in the property.

  • For any loss, damage or injury, which is the result of adverse weather conditions, riot, war, strikes or other matters beyond their control.

Availability
Each booking is made in good faith with the belief that the property will be available to the tenant on date stated. If for any reason due to circumstances outwith our control, the property is not available, we are unable to guarantee provision of alternative accommodation. In the event of this happening the deposit and full balance will be refunded in full. The tenant will have no further claim against the proprietor.

To improve the facilities within the property the proprietors reserve the right to alter or amend the facilities made available.

Liability
Under no circumstances shall the proprietors` liability to the Client exceed the amount paid to them for the rental period. This contract shall be governed by Scots Law in every particular including formation and interpretation and shall be deemed to have been made in Scotland. Any proceedings arising out of or in connection with this contract may be brought in any court of competent jurisdiction in Scotland.
